Each unit at Fawngrove is assigned one primary email address. Secondary email addresses are added for convenience. All password reset links are sent to the primary email address on file. As always, check your spam folders and if you still cannot get in, contact us.
Are flushable wipes really flushable?
No. Flushable wipe clogs are occurring more frequently at Fawngrove leading to blockages causing serious damage to condo units. Flushable baby wipes and regular wipes should not be flushed down the toilet.

Should I shut off my water during extended vacancies?
Yes.
Fact 1: Nearly all damage/insurance claims at Fawngrove for the last ten years have been related to water damage. A pipe burst can cause water to pour out and damage your condo and the adjacent units costing tens of thousands of dollars in damages.
Fact 2: The preponderance of insurance claims nationwide is due to water damage.
Fact 3: In 2018, Fawngrove spent about $100,000 or 25% of our total expenses on water, about $55,000 on domestic usage and $45,000 on irrigation.
Fact 4: A malfunctioning toilet can get expensive very quickly. A toilet that slowly drains, must refill and this costs everyone money.
Fact 5: An undetected leak can cause a lot of damage in just a few hours to an owner or a neighbor’s unit. A weekly check of a condo is better than nothing but is just not enough.
Fact 6: A few years ago, we had all units retrofitted with new ball valves so owners/managers would shut off water during extended vacancies.
Does Fawngrove HOA need a key or key code for my unit?
Yes. Owners must provide the HOA Property Manager with a key and/ or access code to their unit itself, storage closets, furnace room, hot water room, etc. to enable immediate access in case of an emergency.
I have a leak into my garage storage room. What can I do?
Garage storage lockers, like parking spaces, are considered appurtenances associated with your unit. Because of the climate and potential for underground springs these units are prone to experience water infiltration. If the source is ground water then we recommend putting in a simple floor. If the source of the leak is from the unit above, it is recommended that you contact that unit’s owner and ask that the problem be resolved as quickly as possible
I need a handyman to fix something. Who can you recommend?
You can start by contacting Ptarmigan Property Services for recommendations. Other owners may have suggestions. Note that you need to pay for any work done inside your unit or in your limited common area. This is not an HOA responsibility.

Lights by the front door of your unit are the responsibility of Fawngrove. Please put in a repair request using the Fawngrove website.
The surround for my hot tub is looking pretty shabby. Please repaint it.
While Fawngrove is responsible for much external maintenance, personal items, including areas identified as personal property or limited common areas (e.g., decks which were constructed after the unit was completed) are the responsibility of the unit owners.
K-Cups are causing my coffee maker to clog and overflow. Help!
Almost all K-Cups are manufactured at what amounts to sea level while here we’re at more than 7,000 feet. The difference in air pressure causes air trapped in packaging to expand. One easy solution to the K-cup problem is to take a toothpick and puncture the center of the top of the K-cup prior to inserting it in the coffee maker. This prevents the K-cup from puffing a small amount of ground coffee into the coffee tube.
The trim around my windows is needing to be repainted. What should I do?
As a reminder, the maintenance of the trim on the individual units is left to the owners. Please refer to our website HOA Declarations and Policies for our policy on paint which clarifies how to purchase the correct paint colors.

The document link contains FAQs pertaining to remodels or lesser modifications in your condo or any changes to your outside area. Please ensure you obtain HOA approval prior to making modifications to your condo other than new paint, wallpaper, or carpet.
